Vacation rental management in Naples

Vacation-rental management means a company that handles paying guests in a house or condo you own. It is not home watch, and it is not a promise of occupancy. Ask what the manager does, what you still pay, and which taxes and licenses apply.

Typical published prices in Naples (checked October 2026)

  • A verified public table of Naples weekly rental rates or management percentages was not found to cite. Asking rents move with the building, the week, and the season. December through April is the expensive season. Summer is slower. Ask the manager for last year’s calendar for a comparable unit, and treat it as history, not a forecast.
  • Guest costs that are published and separate from the rent: city beach parking is $5.00 an hour. Delnor-Wiggins is $6 per vehicle. Collier County non-resident beach parking, including Clam Pass and Vanderbilt Beach Park, is a $10 day fee on the county’s mobile-pay sheet. Those are visitor costs, not your management fee. If a manager quotes a percentage, ask a percentage of what: rent collected, rent after tax, or rent after platform fees. Get the number in the contract. This page will not invent a typical percentage.

Management, not a listing hobby

A manager advertises, screens guests, takes payment, cleans, restocks, and answers the 2 a.m. call. A listing site does the advertising and leaves the call to you. Those are different jobs. Say which one you want. If you live elsewhere and the house is furnished, you usually want the full manager, plus a home watch plan for the weeks the house is empty. Empty weeks are not free of risk. Air conditioning and leaks do not pause between guests.

The house has to be allowed to take short stays. A condo association may ban rentals under a certain length. The City of Naples and Collier County may require a registration or a license that a manager should already know. A public lodging license, when the state requires one, is checked at MyFloridaLicense. Ask the manager which license the property needs and whose name is on it.

Do not confuse this with home watch. Watch is a check while you are away and nobody is paying to sleep there. Property care without guests is the property-management page. This form is for guest rentals.

Season, storms, and house rules

Price the winter weeks and the summer weeks separately. A single “average night” hides the fact that January carries the year. Ask what happened to bookings when a storm was in the Gulf. Hurricane season is June 1 through November 30. A contract should say who may cancel guests, who refunds them, and who protects the house.

Naples Grande is closed through December 31, 2026 and is set to reopen in January 2027 as Signia by Hilton. That is a hotel, not a rental you manage, but it changes the neighborhood while it is shut. Do not describe a rental as “next to an open resort” if the resort is in that closure.

House rules guests ignore: parking, elevators, and beach gear left in a lobby. Ask the manager how those fines are handled. Ask the cleaning fee as a number, not “standard.” Ask who pays for damage above the deposit.

What the quote must include

The quote should list the management approach, the fee, what is included (cleaning coordination, linens, guest contact, minor maintenance), what is billed extra, the contract length, and the notice to end it. It should say whether you may use the house yourself and which weeks are blacked out. It should name the tax lines the guest pays. This page does not quote a tourist-tax rate. Ask the manager and confirm it with the county.

Check the company on Sunbiz. Ask for insurance. Ask for two owner references you can call. A review score on a listing site is not a substitute.

The form is a free quote request. It does not sign a management agreement, and it does not promise guests.

  • Full management or a listing only?
  • What is the fee, and the fee is a percentage of which number?
  • Which license is required, and whose name is on it?
  • What happens to guests if a storm cancels the week?
  • How much notice ends the contract?

Before you send the form

Ask for a fee you can calculate. A percentage of collected rent is not a percentage of the rate you hoped for, and it is not a percentage after every platform fee unless the contract says so. Ask for a past calendar on a similar unit and read it as history. Winter weeks and summer weeks are different businesses. This page will not invent an occupancy rate.

Ask which registration the city or county requires and whose license is on the ad. Check the manager on Sunbiz and, if they claim a public-lodging license, on MyFloridaLicense. Guest parking fees are not your management fee: city beaches are hourly, Delnor-Wiggins is a state park, and several county beaches are a $10 non-resident day. The form does not send you to a realtor.

One last pass before you compare

The service you are pricing is vacation rental management in Naples. Read the written quote next to the published figures on this page and next to a second company’s offer for the same dates and the same scope. A captain should be ready to show a Merchant Mariner Credential; the National Maritime Center is the place to start that question. A contractor, a wind inspector, or another state-licensed trade should give you a license number you can search on MyFloridaLicense. The company name on the invoice should match an active record on Sunbiz. For home watch, National Home Watch Association membership is preferred and insurance still has to be in force. An interstate mover or an auto carrier should give you the USDOT number of the company that actually hauls the goods or the car. An insurance agent should be licensed in Florida. Ask for a certificate of insurance that covers the dates of the job. Then read the cancellation sentence and the gratuity sentence out loud. If either is missing, wait. Sending the form is a free request for that quote. A reply usually comes within one business day. Nothing is reserved because you asked, and you do not pay this site to send the note.
